Eddy Solutions
Commercial

Tenant disputes start with a leak. Eddy ends them before the adjuster arrives.

Class A and B office carries a 36.9% leak rate, 60% higher than multi-family. HVAC events average $127,000. One in five boilers leaks inside 24 months. Eddy's monitoring center catches the event, isolates the affected zone and ships a documented incident report before the tenant calls insurance.

Protect your property with Eddy

Shut off water remotely

Floor-by-floor isolation keeps tenants in motion. Eddy Valve closes automatically or on operator command, with the monitoring center supporting response in seconds.

Reduce insurance costs

Documented mitigation reframes the renewal. Aon's whitepaper found Eddy would have positively affected 58% of total water-loss claims incurred.

Prevent leaks and water damage

Sensors at risers, mains and high-risk fixtures catch events before they reach finished spaces, server rooms or tenant build-outs.

Ensure continuous operations

Downtime is the real cost in commercial. Supported after-hours response means a flooded floor does not become a closed building on Monday morning.

Simple, powerful leak protection

Risk profile

Risk concentrates in mechanical and after hours.

The mechanical room is the single most exposed zone in any commercial building. Boilers show a 1-in-5 per-sensor leak rate. HVAC events average $127,000 per leak.

Most of the events that get to a finished floor start when nobody is on site. Eddy's monitoring center is staffed 24/7 and the response chain runs without waiting for a property manager to open the alert.

Operational continuity

Tenant cascades become lease conversations.

A flooded floor is a tenant relations problem before it becomes an insurance one. Eddy's response chain is built to contain incidents at the floor or tenant boundary, so the building keeps operating and ownership arrives at the conversation with documented mitigation.

Zone-level isolation

Sequenced shutoff contains incidents at the floor or tenant boundary instead of dropping the building.

Supported after-hours response

Operators call security, facilities and emergency contractors per the runbook so a Friday-night event does not become a Monday-morning closure.

Leak Incident Reports

Every event closes with documented detection, response and outcome.

What carriers see at renewal
  • Loss-run trend across the portfolio
  • Per-incident response detail
  • Operator-confirmed shutoff verification
External validation

Documented mitigation, the way carriers credit it.

Underwriters credit prevention when it's documented per event. Eddy's reporting chain captures detection time, response time, shutoff confirmation and operator action for every event,. Aon's water-risk whitepaper independently validates the model.

01 Detect: Two ways to find a leak before it finds a unit.

Eddy detects water through two layers running in parallel. Point-of-leak sensors sit where leaks happen: common areas and mechanical rooms (including elevator pits), inside suites at high-risk appliances, and behind walls at the risers that hide damage until cascade. Flow-based detection runs continuously at meters across the building, flagging continuous low flow, continuous use and extreme use against thresholds learned from your building's baseline.

Point-of-leak
  • COMMON: Common & mechanical areas (incl. elevator pits)
  • AMENITY: Pool, gym, spa decks
  • IN-SUITE: Out-of-wall at laundry, kitchen, baths
  • RISERS: In-wall domestic risers (concealed)
  • HVAC + FAN COILS: Concealed HVAC sources
Flow-based
  • SUITE METERING: Per-unit submetering + leak detection (LEED-eligible)
  • BUILDING USAGE: Main consumption monitoring
  • H&C MAKE-UP: Closed-loop heating/cooling

02 Control: Valves that close the water before it closes the unit.

Detection without action is just an alert. Every sensor or meter event can trigger a valve, automatically on threshold or remotely from the dashboard. Eddy IQ is the all-in-one meter and valve for ¾"–1" lines. Eddy Link drives third-party shutoff valves up to 18" for everything larger.

  • MAIN VALVE: Building point-of-entry shutoff
  • ZONE VALVES: Riser and zone isolation
  • HVAC SHUTOFF: Heating/cooling closed-loop
  • SUITE VALVE: Per-suite shutoff (Smart Metering add-on)

03 Respond: A live monitoring center that closes the loop.

Eddy's 24/7 monitoring center confirms every alert, escalates per your contact list and stays on the line until the water is off and the on-site team has eyes on it.

  • AUTOMATION: Configurable rules per zone & time-of-day
  • LIVE OPERATORS: Trained humans, every event
  • ESCALATION: Per-contact-list escalation
  • SUBMETERING: Per-unit billing & conservation reporting
