Eddy Solutions
Life sciences

Protect research, samples and regulated environments around the clock.

Life science buildings carry water risk at a different order of magnitude than standard commercial properties. A chilled water failure above a genomics suite at 2 AM on a Saturday terminates research and triggers regulatory review. Eddy's 24/7 monitoring center catches it before it reaches the lab.

Modern life-sciences research building under a clear sky.

Risk profile

One prevented leak typically offsets the deployment.

Research facilities run HVAC 24/7 even when the labs are empty. A chilled water failure at 2 AM on a Saturday terminates research, contaminates samples and triggers regulatory review.

TI work generates a 69.6% confirmed-leak rate, three times the rate of occupied buildings. Eddy operators support the alert, confirm the automatic shutoff and stay on the line until the facilities team confirms response.

Regulatory documentation, automatically

Every event is timestamped, located and logged.

For FDA-inspected facilities and GMP operations, documented mitigation is the difference between a smooth quality review and an open finding. The same record supports tenant insurance reviews, ESG reporting and green-building certifications.

GLP-compatible records

Every event timestamped, located and logged for quality and compliance reviews alongside the carrier report.

Carrier-ready Leak Incident Reports

Formatted for carrier and regulator review. Premium savings of up to 20% documented for buildings with comprehensive monitored sensors.

Sustainability metrics

Water-conservation volumes and carbon-avoidance data export on the same chain, ready for ESG reporting.

One system, every phase

TI through GMP on the same network.

Class A life science buildings combine mechanical rooms, lab ceilings, cryo storage, data centers and active renovation. Eddy covers all of them on one network and one reporting chain. Temporary fit-out coverage carries forward into permanent operations.

Coverage map for Life sciences

01 Detect: Two ways to find a leak before it finds a unit.

Eddy detects water through two layers running in parallel. Point-of-leak sensors sit where leaks happen: common areas and mechanical rooms (including elevator pits), inside suites at high-risk appliances, and behind walls at the risers that hide damage until cascade. Flow-based detection runs continuously at meters across the building, flagging continuous low flow, continuous use and extreme use against thresholds learned from your building's baseline.

Point-of-leak
  • COMMON: Common & mechanical areas (incl. elevator pits)
  • AMENITY: Pool, gym, spa decks
  • IN-SUITE: Out-of-wall at laundry, kitchen, baths
  • RISERS: In-wall domestic risers (concealed)
  • HVAC + FAN COILS: Concealed HVAC sources
Flow-based
  • SUITE METERING: Per-unit submetering + leak detection (LEED-eligible)
  • BUILDING USAGE: Main consumption monitoring
  • H&C MAKE-UP: Closed-loop heating/cooling

02 Control: Valves that close the water before it closes the unit.

Detection without action is just an alert. Every sensor or meter event can trigger a valve, automatically on threshold or remotely from the dashboard. Eddy IQ is the all-in-one meter and valve for ¾"–1" lines. Eddy Link drives third-party shutoff valves up to 18" for everything larger.

  • MAIN VALVE: Building point-of-entry shutoff
  • ZONE VALVES: Riser and zone isolation
  • HVAC SHUTOFF: Heating/cooling closed-loop
  • SUITE VALVE: Per-suite shutoff (Smart Metering add-on)

03 Respond: A live monitoring center that closes the loop.

Eddy's 24/7 monitoring center confirms every alert, escalates per your contact list and stays on the line until the water is off and the on-site team has eyes on it.

  • AUTOMATION: Configurable rules per zone & time-of-day
  • LIVE OPERATORS: Trained humans, every event
  • ESCALATION: Per-contact-list escalation
  • SUBMETERING: Per-unit billing & conservation reporting
