Eddy Solutions
Education and research

Protect aging campus infrastructure, even when no one is on site.

Universities, colleges and research campuses run on aging infrastructure with extended vacancy windows. A heating pipe failure during winter break can run undetected for weeks. Eddy's 24/7 monitoring center calls campus security, facilities and emergency contractors the moment a sensor fires.

Protect the campus with Eddy

24/7 monitoring during breaks and weekends

Reduce institutional insurance exposure

Protect labs, IT rooms and archives

Coverage from residence halls to utility tunnels

Coverage built for the way campuses actually operate

Tier 01

Residence halls

High-density plumbing, student misuse and aging fixtures. Suite and common-area sensors with automatic shutoff.

Tier 02

Labs, IT and archives

Water damages equipment, collections and research materials. Environmental sensors with instant escalation to facilities and risk.

Tier 03

Utility tunnels

Aging pipe infrastructure with limited visual access. Flow monitoring in concealed spaces with remote alerting.

Tier 04

Vacant buildings

Weeks of undetected flow during academic breaks. 24/7 monitoring with automatic shutoff at the building or zone level.

Risk profile

Vacancy stretches into weeks, not hours.

A pipe failure at the start of winter break can run undetected for days, not hours. Winter, spring and summer sessions multiply unattended hours across academic buildings, residence halls and reading periods.

Eddy's monitoring center stays staffed when the campus is empty. Operators escalate to campus security, facilities and emergency contractors per the runbook, and automatic shutoff isolates the zone before damage spreads.

High-value, compact spaces

Labs, IT and archives concentrate exposure.

Research spaces, server rooms and library archives pack high-value exposure into compact footprints. The cost of a single event is rarely just the floor and the drywall. Eddy deploys sensors at the failure points that matter and the monitoring center routes alerts directly to the people responsible for the asset.

HVAC and server-rack sensors

Sensors under precision cooling units and at chilled-water supply and return connections.

Environmental data with water

Humidity and temperature alongside water-presence detection at DI lines, autoclave drains and reagent storage.

Concealed-pipe coverage

Sensors at every junction and riser in utility tunnels and behind-wall risers where inspection is limited.

Campus reference

One campus, three buildings, one continuous program.

Eddy installs during construction or renovation and the same hardware stays with the building for the lifetime of the asset. Temporary fit-out coverage carries forward into permanent operations without a second install.

01 Detect: Two ways to find a leak before it finds a unit.

Eddy detects water through two layers running in parallel. Point-of-leak sensors sit where leaks happen: common areas and mechanical rooms (including elevator pits), inside suites at high-risk appliances, and behind walls at the risers that hide damage until cascade. Flow-based detection runs continuously at meters across the building, flagging continuous low flow, continuous use and extreme use against thresholds learned from your building's baseline.

Point-of-leak
  • COMMON: Common & mechanical areas (incl. elevator pits)
  • AMENITY: Pool, gym, spa decks
  • IN-SUITE: Out-of-wall at laundry, kitchen, baths
  • RISERS: In-wall domestic risers (concealed)
  • HVAC + FAN COILS: Concealed HVAC sources
Flow-based
  • SUITE METERING: Per-unit submetering + leak detection (LEED-eligible)
  • BUILDING USAGE: Main consumption monitoring
  • H&C MAKE-UP: Closed-loop heating/cooling

02 Control: Valves that close the water before it closes the unit.

Detection without action is just an alert. Every sensor or meter event can trigger a valve, automatically on threshold or remotely from the dashboard. Eddy IQ is the all-in-one meter and valve for ¾"–1" lines. Eddy Link drives third-party shutoff valves up to 18" for everything larger.

  • MAIN VALVE: Building point-of-entry shutoff
  • ZONE VALVES: Riser and zone isolation
  • HVAC SHUTOFF: Heating/cooling closed-loop
  • SUITE VALVE: Per-suite shutoff (Smart Metering add-on)

03 Respond: A live monitoring center that closes the loop.

Eddy's 24/7 monitoring center confirms every alert, escalates per your contact list and stays on the line until the water is off and the on-site team has eyes on it.

  • AUTOMATION: Configurable rules per zone & time-of-day
  • LIVE OPERATORS: Trained humans, every event
  • ESCALATION: Per-contact-list escalation
  • SUBMETERING: Per-unit billing & conservation reporting
