- 47 anomalies investigated
- 39 confirmed leaks contained
- Single Leak Incident Report format across the portfolio
69.6% of water events on active construction sites are confirmed leaks, three times the rate of occupied buildings. Eddy installs at temporary risers during fit-out and the same hardware, monitoring center and Leak Incident Reports carry forward into operations on day one of occupancy.

Trusted across the platform
Active devices, prevented damage and claims-affecting coverage, audited every year against the loss runs.
Automatic shutoff on the main feed plus zone-level isolation during fit-out. The monitoring center stays with Eddy from temporary risers through commissioning.
Builder's risk programs reward documented mitigation. Eddy's evidence chain transitions cleanly into the operating-building program at substantial completion.
69.6% of water events on active sites are confirmed leaks. Sensors at fixtures, risers and mechanical rooms surface them in minutes, not hours.
A single after-hours event can wipe out weeks of finishes. Supported response keeps drywall dry and projects on the agreed handover date.
Tier 01
A base system with remote shut off valves, building network and sensors throughout the property.
Tier 02
Additional smart sensors within the suite placed next to at risk fixtures & appliances.
$31,200
Eddy 2025 portfolio data. A single multi-floor cascade event runs $100K to $300K.

Active job sites sit empty most hours. The largest losses happen overnight, on weekends and during holidays, when the trades have left and nobody is on site to respond.
Eddy's monitoring center is staffed 24/7 from the moment the first sensor goes live. Operators verify every alert and confirm the shutoff per the project runbook.
Builder's risk programs reward documented mitigation. Here is what that documentation looked like for two projects on the monitored network.

Same hardware, same dashboard, same monitoring center across both phases. Builder's risk and operating property carriers see one continuous record.
Construction through post-occupancy
341 events detected, 276,000 L saved, zero major incidents
655 devices, construction phase
Six major leaks prevented before substantial completion

One of North America's largest builders ran Eddy across 11 active projects. Download the case study for the numbers and the program behind them.
A leak gets bigger the longer it runs. Eddy detects in seconds and the monitoring center escalates within minutes, so the same failure is contained around minute two. Unmonitored, an after-hours leak runs six to eight hours before anyone arrives.
The leak starts at minute zero. Eddy contains it around minute two. Unmonitored, the same leak runs six to eight hours before staff arrive, and that red stretch is the avoided claim.

Three layers, one solution. Scroll to see the system from sensor to shutoff to monitoring response.

The best time to place a sensor behind a wall is before the wall closes. Eddy goes in during construction to install the same operational-grade detection your building will run on for the next decade: sensors at common areas and mechanical rooms, concealed sensors at risers and HVAC sources you'll never be able to retrofit this easily again, plus construction-specific coverage at active high-risk zones, ambient climate monitoring during temperature and humidity swings, and optional fire main flow monitoring for unintended sprinkler discharge.
Automatic shutoff on the lines most likely to fail during construction: domestic main, temporary water supply, hydronic make-up. Schedule mode closes the valve when the trades leave and opens it when work resumes. A daily after-hours guardrail aimed at the 2 AM peak when most leaks happen and the site is empty.
Eddy's monitoring center is on the line from the first valve install. Every alert is confirmed by a trained operator and coordinated live with the superintendent, not left on voicemail. When the building reaches occupancy, the service continues with the same team. No handoff to figure out, no system to redeploy.
