Protect residents and reduce staff burden, day and night.
Senior living and long-term care communities cannot relocate residents the way commercial properties can. Eddy's 24/7 monitoring center handles detection and escalation so staff focus on care, with zone isolation that contains incidents while wings stay open.

Trusted across the platform
Backed by an active monitoring program, not a marketing deck.
Active devices, prevented damage and claims-affecting coverage, audited every year against the loss runs.
Protect the community with Eddy
Take the alert burden off staff
Reduce insurance and regulatory exposure
Role-based notifications to the right person
Zone isolation, not building-wide shutoffs
Coverage built around resident care
Tier 01
Resident bathrooms
Toilets, fixtures and aging supply lines, the highest-frequency source. In-suite sensors with zone isolation that does not displace residents.
Tier 02
Laundry and kitchens
Commercial-grade equipment with constant water use. Flow monitoring and sensors at every connection.
Tier 03
Mechanical and hydronic
Heating and cooling make-up, boilers, hydronic loops. Smart meters on critical lines with remote shutoff.
Tier 04
Back-of-house
High-value equipment and clinical support. Sensors in utility and clinical spaces with 24/7 monitoring.
Disruption is a safety risk, not just an inconvenience
When a resident room floods, displacement is not an option. Vulnerable populations cannot relocate the way commercial tenants can. Eddy's monitoring center takes the alert burden off already-stretched staff and zone-level isolation contains the incident without shutting down the entire wing.
- Role-based notifications reach the charge nurse, maintenance and on-call plumber
- 59% of water events occur after business hours when buildings are least staffed
- Concealed pipe leaks average $111,600 in damage when undetected
- Resident-room leak: $20K-$50K. Multi-room or wing event: $100K-$250K
Aging infrastructure with complex hydronic systems
Long-term care homes carry decades of plumbing history in walls, ceilings and mechanical rooms. Hydronic loops, boiler systems and aging fixtures create hidden leak risk that surfaces at the worst possible moments. Eddy's smart meters and sensors detect the slow leak before it becomes a hydronic or boiler failure that can run $250K-$400K+ to remediate.
- Smart meters on hydronic and domestic mains catch slow leaks at the source
- Sensors at every aging supply line in resident bathrooms
- Flow anomaly detection identifies degrading equipment before it fails
- Zone-level shutoff isolates the incident without disrupting care
320-bed long-term care home: zero major incidents
A 320-bed long-term care home deployed Eddy during construction and continued through post-occupancy. The system detected 341 water events, saved 276,000 liters of water and recorded zero major incidents through both phases. The same hardware that protected the project during fit-out continued to protect the residents after handover.
- 320 long-term care beds covered
- 341 water events detected and resolved
- 276,000 liters of water saved
- Zero major incidents during construction or post-occupancy

Coverage map for Multi-family
01 Detect: Two ways to find a leak before it finds a unit.
Eddy detects water through two layers running in parallel. Point-of-leak sensors sit where leaks happen: common areas and mechanical rooms (including elevator pits), inside suites at high-risk appliances, and behind walls at the risers that hide damage until cascade. Flow-based detection runs continuously at meters across the building, flagging continuous low flow, continuous use and extreme use against thresholds learned from your building's baseline.
Point-of-leak
- COMMON: Common & mechanical areas (incl. elevator pits)
- AMENITY: Pool, gym, spa decks
- IN-SUITE: Out-of-wall at laundry, kitchen, baths
- RISERS: In-wall domestic risers (concealed)
- HVAC + FAN COILS: Concealed HVAC sources
Flow-based
- SUITE METERING: Per-unit submetering + leak detection (LEED-eligible)
- BUILDING USAGE: Main consumption monitoring
- H&C MAKE-UP: Closed-loop heating/cooling
02 Control: Valves that close the water before it closes the unit.
Detection without action is just an alert. Every sensor or meter event can trigger a valve, automatically on threshold or remotely from the dashboard. Eddy IQ is the all-in-one meter and valve for ¾"–1" lines. Eddy Link drives third-party shutoff valves up to 18" for everything larger.
- MAIN VALVE: Building point-of-entry shutoff
- ZONE VALVES: Riser and zone isolation
- HVAC SHUTOFF: Heating/cooling closed-loop
- SUITE VALVE: Per-suite shutoff (Smart Metering add-on)
03 Respond: A live monitoring center that closes the loop.
Eddy's 24/7 monitoring center confirms every alert, escalates per your contact list and stays on the line until the water is off and the on-site team has eyes on it.
- AUTOMATION: Configurable rules per zone & time-of-day
- LIVE OPERATORS: Trained humans, every event
- ESCALATION: Per-contact-list escalation
- SUBMETERING: Per-unit billing & conservation reporting
