Universities, government buildings and civic institutions run on complex occupancy patterns. A water event in research space, collections storage or clinical space cannot be handled by emergency response alone. It needs integrated monitoring that understands the building's mission and ships the documentation accreditation requires.

Trusted across the platform
Active devices, prevented damage and claims-affecting coverage, audited every year against the loss runs.
Documented mitigation supports renewals on complex institutional programs. Carriers value an audit trail more than a brochure.
Sensors at labs, IT rooms, archives and patient floors. Catch events before they touch irreplaceable equipment, research data or critical care.
Zone isolation protects one wing without taking the whole building down. The monitoring center coordinates with facilities before any wider impact.
Submetering and conservation reporting feed directly into LEED v4 Water Efficiency credits. Outputs export on demand for the next certification cycle.
Tier 01
A base system with remote shut off valves, building network and sensors throughout the property.
Tier 02
Additional smart sensors within the suite placed next to at risk fixtures & appliances.
Tier 03
Protection during the course of construction to derisk construction sites and support better insurance.

An MRI offline costs more than $15,000 per day before the remediation invoice arrives. A residence hall flood during winter break can run undetected for weeks. A leak above a research lab terminates experiments and triggers regulatory review.
Eddy's monitoring center catches the event at the sensor and coordinates the shutoff per the facility runbook before the asset is exposed. The shift the building runs on is the shift Eddy runs on.
Eddy installs during construction or renovation and the same hardware stays with the building for the lifetime of the asset. Builder's risk and operating carriers see one continuous record. The facilities team sees one platform.
Temporary fit-out coverage carries forward into permanent operations on the same hardware at substantial completion.
Every event is timestamped, located and logged for quality and compliance reviews alongside the carrier report.
API integration with building management and facilities platforms so events surface where the team already works.
Campuses and care facilities running on the Eddy monitoring program, with documented outcomes on the public record.

Three layers, one solution. Scroll to see the system from sensor to shutoff to monitoring response.

Eddy detects water through two layers running in parallel. Point-of-leak sensors sit where leaks happen: common areas and mechanical rooms (including elevator pits), inside suites at high-risk appliances, and behind walls at the risers that hide damage until cascade. Flow-based detection runs continuously at meters across the building, flagging continuous low flow, continuous use and extreme use against thresholds learned from your building's baseline.
Detection without action is just an alert. Every sensor or meter event can trigger a valve, automatically on threshold or remotely from the dashboard. Eddy IQ is the all-in-one meter and valve for ¾"–1" lines. Eddy Link drives third-party shutoff valves up to 18" for everything larger.
Eddy's 24/7 monitoring center confirms every alert, escalates per your contact list and stays on the line until the water is off and the on-site team has eyes on it.
