The challenge
UCLA needed a proactive way to protect a diverse portfolio of campus buildings, from student housing and conference centers to a major medical research facility, against water damage, without disrupting ongoing operations or research activities.
Aging infrastructure, extended vacancy periods and high-value research environments compounded the risk profile.
The solution
Eddy deployed a comprehensive building-wide monitoring and automation system across multiple UCLA buildings. Wireless LoRaWAN sensors cover mechanical rooms, electrical rooms and high-risk zones. Smart in-line meters provide 24/7 monitoring of water usage with the ability to remotely shut off water at the first sign of abnormality.
During non-occupancy periods, the system automatically detects even minimal water flow and shuts it off. At Luskin and Weyburn, sensors deployed in electrical rooms detect weather-related flooding. At CHS, sensors monitor roof trough drains, helping UCLA delay a major roof replacement until funding was available.
