A slow drip the eye could never catch. Smart metering saw it anyway.

Not every leak is a burst. A minor leak on a closed-loop cooling system shows up as continuous low flow on the make-up line, water quietly topping off a loop that should not be losing any. There is nothing to see on the floor and nothing to hear in the room. A leak sensor sitting on the ground would never register it.

Left alone, a slow loss like this runs for weeks. It wastes water, strains the mechanical system, and eventually becomes the chiller-room event no one understood was building. In a multi-tower property, the make-up line feeding one tower can be losing water for a long time before anyone connects the symptoms.

Eddy monitors flow on the closed-loop cooling water make-up line with smart metering that learns the line's normal behavior. When continuous low flow appeared on the line serving one of the towers, the system recognized the pattern as abnormal and flagged it automatically during off-hours, even though there was no visible leak to find.

The 24/7 Monitoring Center followed up to make sure the issue was checked on-site. The property team confirmed a minor leak inside the chiller room, and the superintendent located, isolated and resolved it before it could develop into a larger mechanical-room event.

Flow monitoring extends protection beyond the leaks you can see. A slow drip on a closed-loop line is invisible to a person and to a floor sensor, but it is obvious to a smart meter that knows the line's normal pattern. Catching it early kept a minor chiller-room leak from becoming a mechanical-room event.
