A fan coil failed in an empty suite. The line was isolated before anyone set foot inside.

A leak in an empty suite is a leak with no one to notice it. A failing fan coil draws abnormal make-up water through the heating and cooling loop, and because the unit is vacant, the first sign anyone would normally get is a stain on the ceiling of the suite below. By then it has been running for days.

In a new development with units still filling, vacant suites are common and unwatched. The make-up water flowing into a failing coil does not announce itself, and a leak that should have been a quick fix becomes a multi-suite repair while the unit sits empty.

Eddy monitors flow on the heating and cooling make-up line with smart metering. When the fan coil began drawing abnormal continuous flow, the meter recognized the irregular usage and triggered alerts automatically, even though no one was in the suite.

The 24/7 Monitoring Center followed up to ensure the issue was investigated without delay. On-site staff traced the source to a fan-coil issue in an unoccupied suite, the affected make-up line was isolated remotely to stop the loss, and a plumber completed the repair. Water service was restored once the issue was resolved.

Remote isolation means a leak in an empty unit does not have to wait for someone to walk in and find it. The system contained the failing fan coil from wherever the team was, turning a leak that could have run for days in a vacant suite into a same-session fix with minimal operational impact.
